What does an “off market” property mean and why is there no advertising?

In the commercial real estate world or “space,” an “off market” property is basically the slang term for what Commercial Real Estate (CRE) agents or brokers traditionally call “pocket listings.” The inference here is that the broker has a specific property in his or her “pocket.” So what this means is that for a specific or even sometimes a number of reasons, the Seller of the property does not want the fact that they are attempting to sell their property broadcast all over the Internet CRE websites. Most “off market” properties are commercial assets, but occasionally very high end residential properties (such as owned by a famous celebrity or athlete) or Bulk residential REO’s (Real Estate Owned- by the Bank!) will also be handled in an “off market” manner.
